1 PC - 2 terminals in separate rooms (mouse, keyboard, dual monitors)

I have a PC (Dell Intel Xeon E5-1630 3.7GHz 8GB RAM, running Win 10 Pro) with dual monitors inside a noisy lab operating a scientific instrument. I would like to set up a second terminal in the nice quiet room next door, with the same configuration (mouse, keyboard, dual monitors). Only one terminal at a time would be used, never both at the same time. The distance from the PC to the 2nd terminal is around 20-25 meters, and I can run the cables through a drop ceiling.

What are the best wired options? I don't want a screen sharing setup (like Team Viewer), I really need the 2nd terminal to have the user experience of operating the PC as if it were in the same room. It seems my hardware options for the adjacent room are:
(1) USB or Thunderbolt hub for mouse+keyboard+monitors (what additional cards needed for this?)
(2) a single thin client connected via Ethernet (do I need a switch?)
(3) other options?

Any special considerations if I want the 2nd terminal to have 4K monitors? Cost is not really a factor here.

Best would be ofcourse a new pc... however maybe option 1 if you're willing to go that far.
Connection over internet will always result in lagg, I did it for a while that way and its perfectly fine for spreadsheet processing..
But for big files it will feel soo soo slow..


So yes that would result in a usb or thunderbolt hub + a 30m displayport cable.
 
What about a Thunderbolt dock? Can I get a Thunderbolt PCI card for the PC and connect it to a single Thunderbolt dock (assuming I can find one that can support dual monitors)?
