An i7-3770 is still a solid CPU - you could get by with a GPU upgrade, and should probably invest in a new PSU.

If I were you, I'd look to upgrade the PSU + GPU, and see how your performance looks. Either way (upgrade or rebuild), a new GPU and PSU are going to be needed.
