12 GB ram is being shown as 10 GB (8 gb usable) in Windows 10 64bit.

AIDA64 Detects Both the Rams , CPUZ also shows a total of 12 gb ram

but in my computer properties it shows 10GB Installed ram out of which 8 GB is usable.

i went to bios disabled intergrated graphics,
Maximum Memory was Already Unticked in msconfig

could different rams or frequency be a problem?
