1440p 144Hz or 4k 60Hz for a 1080Ti ?

I'm building a new PC this month, with a 1080Ti (most likely).

I was thinking of buying a 1440p 144Hz G-sync screen, and alternating between native res and DSR 4K while playing games. That way I could get frames higher than 60 at 4K (and actually see them on the screen).

Consider I'd be going for a size between 24-27" (due to the space I got for it).

So will 4K look noticeably better than 1440p at 27" ?
Games I'll play are GTA V, Witcher 3, Dying Light, MGS V, Batman, Far Cry Primal, Ghost Recon Wildlands, to name a few.

What's more noticeable: 4K res at 27" or 144Hz vs 60Hz?

At 27", I don't think there's much benefit to going higher than 1440p resolution unless you sit very close to your monitor. So I'd say you may as well get the 1440p 144 Hz monitor.
Single card solutions are getting better, the 1080ti performs a lot like a titan x (within 1-2fps). It won't always push 60fps at 4k but it won't always push high framerates at 144hz either.

For example gtaV.
1440p - 72fps / 100.2fps (min/average) - nowhere close to 144fps.
4k - 39fps/54.9fps - under 60fps.

Metro LL
1440p - 88fps/118fps - not 144fps.
4k - 53fps/70.8fps - dips below 60 with averages above.

Rise of the tomb raider, witcher 3 and hitman, all above 60fps in 1440p and 4k.

Yeah I don't expect it to get me 144fps on all games, but getting around 100 fps average in a monitor that actually reflects that is an improvement.
And the games that it can run at 60+fps at 4K , I could run them using DSR and have a great experience even though it's not native 4k, since it will have a higher refresh rate than a 4k screen.
At least that's what I think of it now, am I more or less correct?

Depends what kind of games you play If your competitive get 1440P 144Hz but if you play singleplayer games for example the Witcher GTA Total war Fallout or racing games go 4K even if the card cant go over 60 maxed out its really easy to change some effects that eat performance while looking the same :)
