1st build... Need some help (best cpu/mobo/case/psu $300)

I have 500gb 7200 hdd, 120 gb ocz agility III, 8 gb 1600 kingston hyper x, optical, and os left over from previous system... Trying to stay right at $300 for cpu/mobo/case/psu... The setup below is $310-320 depending on graphics card...

The better and cheaper option for me could be an A10 set-up with mobo combo going for $167 on newegg right now... Not solid on the 4100, just caught my eye for a quad core @79.99... The A10 w/7660 setup would be under $300

My needs - Very light gaming... Will mostly be used for htpc, streaming, 1080p video, etc... Very simple obviously... I understand that all of this would be overkill for my needs... Just trying to make it another 5 years without buying another system...

I'm really just looking for the best possible build for $300... That will last me 5 years plus... Only thing in stone below would be the 450 watt gold psu... Well, obviously ssd,hdd, ram, optical and os that I already own also...

I know that case/psu shouldn't cost me more than 100-120, so I'm looking for the best possible cpu/mobo/graphics buy around $200... Graphics do not have to be discrete.... New Ivy and Trinity integrated will work fine for me...
