!44hz vs FreeSync

I'm looking to buy a monitor for under $200, unfortunately I can't seem to find one that's 144hz and includes freesync. In nearly all cases it seems to be one or the other, and wanted to know which one would be the better purchase. I occasionally get frame tearing which I want to get rid of as much as possible.

My current setup is:
i7-7700k
GB z270 Gaming K7
Sapphire R9 Fury Nitro
16 GB RAM

From what I can tell my FPS tends to range between 50 and 90 FPS depending on the game and the settings. I'm looking to stick to 1080p as higher resolutions tend to be pretty pricey.

Freesync gives much smoother experience by syncing with the display. The frames from the graphics Card sync up with the new frames on the monitor, and everything is super smooth. it provides no Screen tearing, no Vsync Lag, and increased smoothness. in other words, freesync makes the Gameplay much smoother and lag-free.

on the other hand 144Hz gives you more FPS which results a buttery smooth gameplay and the most out of your PC. your PC can deliver more than 100 FPS in almost every game. so you should go for a 144Hz monitor if you want a buttery smooth gameplay.

if you want to future proof, then go for 144Hz or if you want to get the best for your pc then close your eyes and a freesync monitor. in short, 144Hz gives you much better...
