Question 8700K worth it nowadays?

Hi there! I can find relativelly cheap in Greece an 8700K (at around 340 euros). Current system is i5 8400, 16Gb DDR4, GTX 1070. Mobo is Z370.

I was considering an i7 9700K as a n upgrade to my system (it fits same mobo after flashing bios and it has 8 cores, which is where things seem to be going with new Ryzens).BUT... Its not on offer, i7 8700k doesnt need flash, is cheaper but has only 6 cores...But its on sale.

Whould you buy it or wait for 9700k to get a bit cheaper (since 8400 is doing the job for time being)?

If content with the 8400, and not feeling short of threads, I'd stand pat...(If the sale is the best ever, and you simply must have it. at least the 8700K has twice the thread count, and higher clock speeds. (you'd need a new cooler with it, the cooler that comes with the 8400 is not sufficient...) The 9700K is faster yet in current games.

Within a week, there might be more sales as potential rumored price cuts (10%?) arrive, or you can choose from new B450 / Ryzen 3700 combo...

Thanks! Do you "feel" that things are going towards "more cores" and ,eventually, game developers will start implement them in their games? I keep reading about 8 cores, 12 cores etc and spending money on an 6 core CPU, even with HT, could prove just wrong... Is 9700K more "future proof" (if this even exists in technology)?
Only problem i have with 8400 is frame drops in heavily populated areas. Maybe Ram has to do with it since its 16Gb of DDR4 2400...Perhaps i should upgrade this first?
