TL;DR -
DON'T pay scalper prices!
5070 Ti is, on average, 5% faster in raster. There are a few titles that really sway this average to NVIDIA's favor. Steve mentions that an AMD driver update may help AMD get this closer to even, but only time will tell. If you regularly play one of the games that run way better on the 5070 Ti, then definitely get the 5070 Ti.
AMD ray tracing performance has improved drastically with the 9000-series cards, but NVIDIA is still better in this department. If you play many ray traced games get the 5070 Ti.
FSR 4 massively closes the gap with DLSS in upscaling technology. AMD really knocked it out of the park (see HU's FSR 4 vs. DLSS 3/4 video). Game support is currently limited but is expected to grow.

Several sources are reporting that the 9070 XT stock should get much better in the next month or so. Those holding off need to wait just a bit longer.

MSRP price, yes.
...and it actually is faster in several titles. At MSRP, the 9070 XT is definitely the better choice, price per frame.

100% agree. I almost went for a 9070xt when I saw them at MSRP at local microcenter, but I don't need it for games I play at the moment.
