Question A little help please?

so i recently decided to build a PC for myself and i need a little help since i can't decide between the xeon e3 1230 v2 and i7 3770 the xeon costs 49 usd and the i7 3770 costs about 95 to 102 usd just how much of a difference is between the two in terms of gaming i mean i can't find benchmarks on youtube so decided to ask you guys if u could help me out.
i want to pair it with a GTX 1070

so i looked up some benchmarks on youtube and found some for a xeon e3 1270 v2 instead of a 1230 v2 there's no difference between the two except that the 1270 runs on a base frequency of 3.50 ghz and boost of 3.90 ghz and the 1230 runs on a base of 3.30 ghz and a boost of 3.70 ghz how much of a difference do u think the extra 0.20 ghz make in terms of gaming?

Maybe 5-10 FPS at most, depends on the game.

UPDATE !!!
so things went south and now i've got 2 choices either a xeon e3 1270 (which is basically an i7 2600) or i can go with an i5 3570, so which one would go better with the gtx 1070? personally i'm thinking of the xeon but i would like to know what you guys have to say

An i5 3570 for 1070?
I've ever only seen an i5 3570 used on gtx 1050 up to 1060, I would think that it would botteneck it in some way since the 1070 would be way faster then the cards that you have shown

That's the thing i ended spending 300AUD on a 1070 and now my budget would only allow me to get an i7 2600 or i5 3570 so which one of those two would give me a rather good enough experience cus i wanna game at 1080p max settings @60FPS

I would go with the xeon myself. it is actually closer to the i5 3570 in single core performance and kicks it butt in multi thread. That's why I would pick it because its 4core/ 8 thread, were as the i5 is 4 core/ 4 thread. Plus the xeon is alittle faster in single then the i72600 you compared it to. ( keep in mind I've never used either its just my impressions from research)
