Solution
Hi just a quick up date I made my purchase and went with
msi z97 gaming3 mono
Intel g3258
8gb gskill ripjaw
evo 212 fan
total cost 210 gbp
Overall I'm very happy with my rig I got a stable overclock of 4.6 ghz. It's a snappy little pc with plenty of room for upgrades. My only gripe is that fifa15 no longer runs smooth but games like far cry 4 and assassins creed work 100% better go figure. A big thanks to all for the advice.

Picked out a better motherboard and a budget CPU for you, both under your budget limit.

Little overbudged but a nice cpu and mobo

Yes the dual core that I picked out is much more better than the quad core as that CPU is a bit older and will bottleneck the 270 in a few games. For RAM, are you able/willing to increase your budget a little?

You could do this. But just beware that you may require a BIOS update.

The ram is worth it, but that CPU and motherboard definitely aren't. @OP I would suggest saving up an extra ~£50 and going with learningbitbybit's first suggestion, plus the ram he mentioned in the quote

The general quality of it isn't very good (the mobo), although it would be silly to expect otherwise from a £30 board. As for the ram, while it is okay, it is one stick of 4gb, which isn't really enough for gaming.

A BIOS update isn't too hard though; just ensure that you are connected to the internet.

Hi really interested in the I3 rig just have a few qs
1) can I upgrade the cpu in the future say to a I5 or i7?
2)do u get a cpu fan with the cpu cos I ca t afford a fan aswell?
3) I only havve a 500w psi is tha sufficient for this rig?
Thanks.

If you choose to go with the i3 setup I picked out for you:
1. Yes, that board is compatible with i5, i7 CPUs but it can't overclock so consider getting a Z board if you plan on overclocking in the future

2.You only really need a CPU cooler if you are planning to overclock

3.Yes, the 500w PSU will work fine
