[SOLVED] Advice on upgrading system please, ROG Maximus X to ROG Strix Z690A

I am thinking of upgrading my system but have been shocked at how prices, especially for mother boards have risen and the issues around DDR5 ram, (unavailability and needing a mortgage to get some).
So my current system is
ROG Maximus X Hero. 32 GB ram. i5 8600. Asus duel geforce 3gb GDDR5 graphics. It is mainly used for photo editing in Lightroom.
I was thinking of building a new system with the following Asus ROG Strix Z690A Gaming B4, Corsair vengeance 64 ram 3200 DDR4, and an i5 12600K. No change to the graphic card.
I settled on the i5 as everywhere states it is the best bang for your buck and it very good. The £100 difference between that and the i7 for the small increase performance doesn’t seem worth it.
My question is does this sound a good idea or am I not going to notice much difference? Is the money better spent on a new graphic card or extra ram for the existing system maybe?

Thank you. I shall spend some time tomorrow looking at that motherboard.
Do you think there will be a noticeable difference to what i have already? I do like the i7, just wasn't sure if the extra performance was worth the extra cost, but the processor will be the most important part of the new system so makes sense to go for the best i can i imagine.
