Im gaming at 1080p playing next gen games. I have 16 GB of RAM already. Im thinking about buying an i7-6700K. Would that be perfect? Also is a new motherboard gonna make a difference? Cause I have an OLD Asus motherboard from like 2012. GPU Usage also does not go anywhere near 100 its more like 40s and 50s but it did hit 105 with cpu usage also at 100 in Mirrors Edge Catalyst wich is weird cause it plays at 30 to 40 frames.
 
Im playing games like {GTA V (runs horrible)} {Mirrors Edge Catalyst (runs okay)} {Mad Max (runs almost perfect at 4K)} {Dying Light (runs okay)} and im getting Mafia 3 and gonna play Gears of War 4 soon cause I got it free with the 1070.
 
Im going with the i7-6700K i found one at a price of $299. What would be a good motherboard to get? I have the LX2 of this motherboard but its not on the site. https://www.asus.com/Motherboards/P8H61M_LX/

You would need new board, and ram, for an i7 6700k, plus an aftermarket cooler. Not to mention a new windows license, if yours is an OEM key. Im willing to upgrade my board and ram which Ive already picked out for the future. I downloaded Windows 10 from Microsoft.com so I shouldnt have to buy a OS key right?

Solution
Looks decent, i think ill buy it but I already have a Corsair H100 Liquid CPU cooler. Also the Sabertooth motherboard takes DDR4-2133 / 2400 RAM, will the DDR4 3000 RAM still work?
