Any issue/improvement on this custom built

Just a couple edits. Faster RAM and a much better GPU.
It ends up about 40 bucks more expensive but its worth it. Also you could lower costs if you scrapped the optical drive.

Very similar performing CPU, alot cheaper.
1x8gb ram for future upgrade abilities.
120gb SSD.
No need for aftermarket thermal paste.
Alot better performing/value GPU.
Better power supply, wattage still enough, cheaper.
Optical Drives are pretty much obselete nowadays.

Solution

would that setup be viable for 2-3 years with games nowadays? And what should I look for as an upgrade in 2-3 years, probably only the CPU?

Should be still enjoyable by then, I wouldn't expect it to become obsolete. It depends what you're doing at the time, and the reason you need to upgrade. But a locked i5 would be enough for gaming at 60hz. i don't recommend going SLI as it has alot of issues. Instead, if you need a graphics card improvement, sell that 570 and buy a single strong card.
