AOC Agon AG271QX Flickering when FPS Drops Below Refresh Rate (Hz)

Monitor is set to 144Hz refresh rate, everything looks great when using the computer to browse the internet, etc. Graphics card detects monitor's FreeSync capability and validates the refresh rate is set to 144Hz. In browser test works great, no flickers or issues seen.

However, when I play games and the framerate (FPS) drops under the selected monitor refresh rate, the screen begins to flicker. It's as if a 'mode' is turning on and failing to sync up. It is supposed to be running FreeSync from 30Hz to 144Hz - instead I seem to be experiencing this flicker issue.

If I set the refresh rate to something lower than 144Hz, then the screen flickers when frames drop beneath that lower limit instead. So, for example -
Refresh Rate = 144Hz, screen begins to flicker when FPS drops beneath 144
Refresh Rate = 120Hz, screen begins to flicker when FPS drops beneath 120
Refresh Rate = 60Hz, screen begins to flicker when FPS drops beneath 60

The specific game I've been testing most of this out on is Path of Exile.

Update - this also affects CS:GO, but to a somewhat lesser / less noticeable degree. There is however, still a flicker at lower frames. Note however that the frames are not dropping below 30 FPS, which is what the FreeSync on this monitor is rated to go down to.

Update 2 - turning off the FreeSync setting through my graphics card settings eliminates the flickering, however one of the main reasons I bought this monitor was to use FreeSync. Is there a way to get no screen flicker and still have FreeSync enabled? Ff I do leave FreeSync enabled, when I mouse off the screen the flicker stops, but when I mouse back over the new display, the flickering starts again.

Any help as to why the screen is flickering would be great, thanks in advance for reading.
