If your power supply can handle it, yes, it would be similar to what i did some years ago, i hand a pentium dual core pc and what i did is that i bought a new psu first, then a gpu, a HD5870, then i changed the motherboard, cpu, RAM, and case. In games that use more cpu, you will feel the slow down, but you' ll know that just one more upgrade needs to be done, i was in the same position and i did not regret it, but it was me, and games in that time used less cpu so i did not feel it that much. What gpu do you have right now?? and psu??

right now is hard to find Phenom ii x4 cpus for that motherboard, i believe amazon has some for like $170, if you can get one you could save a lot, those are still good for gaming, they were better for gaming than the six core ones since those had more core clock and games dont use that many cores, but its a little old, can you tell me the brand and model of the power supply??

I thought I'd just change my GPU the GTX 760 so I'll ask you , based on our previous, what would be your suggestion. let's use
500 for a price tag and if that won't do it, I'll have to make a budget decision......Thanks
