Best budget graphics card AMD or Nvidia that can play new games that has high requirements

I want play games like dead rising 3 ,
Middle-earth: Shadow of Mordor Alien Isolaton and many more please help me and give a suggestion what to buy at least this games can run smoothly on PC, My budget is arount $250-$300.

The GTX 970 is very slightly better than the GTX 780.

Both cards will handle whatever you throw at them for the next two years or so.

I'm running a GTX 780 with a custom cooling unit attached at the moment. It runs everything at maximum settings with 30 FPS or more. Most games it runs at maximum settings at over 60 FPS.
For around $330 you can get a GTX 780 which is almost the fastest Nvidia card available.

The Radeon R9 280 will come under-budget at around $210-$230 but doesn't really match up to the GTX 780. There's also the R9 285 for around $250 which is slightly more comparable to Nvidia's example but still slower.

...and finally, if you're willing to save a little extra, you can future proof yourself a tiny bit more by going with a Nvidia GTX 970 (about $350) which should see you smiling for at least 2 years or more.

Okay I will buy Nvidia GTX 970, is it better than GTX 780 ? If I choose GTX 780 can it handle future games 2 years later ??
