Best CPU for Gaming + Video Rendering + Game Engine Use

Looking for the best CPU for my new PC.

PC will be used mainly for gaming, video rendering and using game engines (like Unity).

It can be any CPU that you think will suit my needs. Doesn't matter if its Intel or AMD.

I don't have a motherboard or any RAM yet either so those limitations aren't a problem.
