Best low budget CPU and Mobo?

Hey guys, I'm looking to upgrade my CPU and Motherboard, I currently have an intel i3 3220 and an Asrock H77M, but I would like to make my PC faster. I am on a budget of £250 give or take. So what do you guys recommend I upgrade to, to maximize performance?

I was thinking maybe:

  • Intel Core i5-4430
    Asus MAXIMUS VII RANGER

i cant see the need of replacing the mobo. the ivy bridge i5 or the xeon(i7 without igp) are still great options!
