Board and Processor upgrade help?

My Specs:

Intel e5200 dual core @ 2.5 GHZ Processor
4gb DDR2 Ram
720 GB HDD
Ati Raedon Sapphire 6770 1GB DDR5 Graphics Card

I am planning to buy Intel I3 Processor and its supporting Motherboard?
Will this upgrade will improve performance in high CPU-load Games like (LA Noire...)
Currently I dont have problem in playing with AC3,Hitman absolution..
