Only some CPUs are compatible with dual (or greater) socket builds. Generally the Xeon Scalable is the choice because the lowest end CPU to the highest end CPU use the same socket.
When you start talking about Xeon CPUs then you have different RAM (registered ECC), different coolers, etc. It is quite different than a desktop build.

But you are talking $$$$$ for any of those motherboards, CPUs and RAM.

What is the purpose of this build ?
Xeons have fewer tweaks than desktop builds. Why? Because Xeon builds are for stability, rather than ultimate performance.
