Building a budget pc for game development(help)

I'm trying to build a pc for game development around $300. I'm on a tight budget so keep that in mind. try and read all detail and answer anything you can. sorry for the lengthy text but it's serious and important to me and I am in need of help!

From what I've experienced, game development isn't as heavy on rendering or decoding compare to video editing or animation. Most of the visuals are mainly processed in real time. There is still a lot of cpu involve processing the terrain or rendering near object distant in big scale 3d world.

I will be using unity 3d and am aiming for graphical level near that of ps3, 360 or wii u. So I will hit nowhere near 100k polycount per character/object nor will I use any texture above 1080

does this gpu & cpu come with all fans needed to install?

can anyone recommend them or better choices same price? they are priced well

also, it seems the motherboard in the gateway is outdated so I will have to repurchase it
what power supplies and motherboard should I get with them?

is there anyway I can use my current gateway case and media slots instead of having to buy a new one? If not, which cases are recommended?
