[SOLVED] Buying a new monitor what should I prioritize? 4K or HDR10 or *sync?

Hi,
I'm building a new PC with a GTX3070 and was looking into new monitors. I've looked at reviews and various top ten lists and have a good idea of what's great and what's not. However, getting one with all the bells and whistles is a bit too pricey for me. So, I'm wondering what features should I prioritize.
Which features should I prioritize first:
  • 4k
  • HDR10
  • Gsync
  • Other features I'm not aware of?
I've always been a two monitor setup and love it. I use my PC for both gaming, videos, and work. My current primary monitor is a Samsung 32inch curved and I love it. I've never had any issues with gaming on it. I do play the occasional FPS game, but I'm more of a casual gamer and play RGG's like Skyrim and Witcher sorts of games.

the RTX 3070 isn't the best option for 4K gaming.
considering that your not focusing on the newest most demanding games may play in
but as time progresses and you move on to newer games it may leave you wanting for more power.
I've always been a two monitor setup and love it....current primary monitor is a Samsung 32inch curved and I love it.
then you may want to look into larger ultra-wide displays.
a ≥34" curved screen is the best gaming experience i've ever had.

my RX 6700 XT, which is very similar to the RTX 3070, could handle 3440x1440 fairly well.
most games hovered ~75-85fps with mostly higher settings.
but @ 3840x2160 it had trouble maintaining even 60fps in a lot of the newer games.
