Ive got a powerline adaptor that is connected to my bthub5 downstairs and another one connected in my room to my PC.

The distance between them is very large but its something i cannot do anything about. The router is in the front right of the house whereas my room is the back left.

Im getting around 23-30 mbps speed in my room and higher around the router. Does the distance affect Ethernet download speeds or not? Is there a way to increase my download speed. Im being promised 60 mbps

Powerline devices depend greatly on the condition of the house wiring. And probably distance.

Doubtful there is anything easy you can do to change it.
What powerline devices did you purchase?

Yes but for most housing you will never hit the limit. All cables have limited range depending on quality, shielding as such. in theory the limit is 300m with power line noise there are step down at lower ranges. Mostly tho they say if its on the same breaker box it should work for most homes.

You could try pulling the breakers that run to both locations to ensure they arent causing loss. Pulling them should clean the connections of buildup and dust. This should only be attempted by someone with high degree of electricity knowledge.
