Question can i improve my wifi setup?

I rent a house and i have wifi router/moden in an extension on the first floor to the far left. It is the Arris dg2470.
My gaming PC is on the second floor to the far right. Normally I can get 80 Mbps down, 5 up if i am next to it. I am running speed tests on a cheap laptop and i finally saved up for a new gaming pc, and in my room the internet speed is 24 down 3 up. Is this bad? I would like to stream and video edit. What solutions are there?

What is the distance between the modem/router and the gaming PC? How many walls, appliances, furniture, etc. are between the two locations?

Where is the router located with respect to its' location on the first floor - i.e, can the device be moved to a higher point than the router's current location?

What wireless adapter is being used on the gaming pc? Likewise can that adapter be moved or relocated to a higher point via antenna extension cables or a USB extension cable as applicable?

Being able relocate one end or the other even a few feet may make a difference.

What wireless frequency and channel are you using?

Is it at all possible to run an Ethernet cable between locations?

Or perhaps use powerline adapters?
