Question Can't get RAM & CPU to sync - XMP failing - games crashing

Hello!

I've built my new dream PC, but I can't get to stabilize:

CPU = Intel i7 12700k
MB = MSI MPG Z690 CARBON WIFI
RAM = Corsair VENGEANCE DDR5 64GB (2x32GB) DDR5 5200 (PC5-41600) C40 1.25V - CMK64GX5M2B5200C40
PSU = Thermaltake Toughpower GF3-1200W
Bios = updated to the latest ver.

Games are crashing within the first couple of mins;

What I have tried so far:
Without XMP (at 4800)
With XMP (at 5200)
Higher/lower XMP (4600 to 5400)
Increase the voltage from 1.250v to 1.3v
Increased the CPU’s clock rate from 100 to 108.35 to match the XMP at 5200

All failed
Any suggestions or ideas? I’m desperate here.

To making things clear: by crashing I mean the game crashes & it sends me to the desktop (not the system crashes).

All cables are connected, all drivers are up-to-date, I believe it's just a matter of balancing the RAM settings with the CPU.

Put a copy of memtest86 on a flash stick.
Boot the flash stick and let it run......no errors allowed.
