Cause of Slow Powerline Adapter

What would cause my powerline adapter to run at ~ 1/5 the speed of my theoretical speed? When connected directly to my router (not close enough to constantly use), I am getting roughly 65Mbps, but when I'm using my powerline im only getting 12Mbps (used to get closer to 40 when I first started using it). How much does distance affect the connection? Or could the quality of wiring affect it that much? Or what could have caused the degradation in speed over the course of a couple weeks?

20% of rated speed -- that is just a fact of powerline adapters. Take a look HERE and you will see that is the norm, so best to go with an AV1200 MIMO if you want high speeds.

A change in speed over a short period is most likely due to interference on the electrical circuit -- anything with a significant motor generates interference. You can often cure that by putting the offending device (like a floor fan) on a 4-6 foot extension cord.

Wiring quality and large nearby motors (refrigerators and the like) are the biggest issues but that would not change over a short period.
