Choosing between routers

Hello people,
My router is getting old and i want to buy a replacement. I've got 3 options lined up currently, which are considerably different. I want to know whether i need dual band or not, and possibly an explanation to why i would need it or not. I live in a 200 sqm. Apartment, with 2 other people who mostly use the internet for surfing or video calls. My own internet use is for online gaming mostly. Here are my options.

The key advantage to dual band routers is it gives you some extra options for wireless channel selection. When you live in apartments you likely have massive amounts of neighbors using wireless. These signals interfere with your wireless. The only partial solution is trying to avoid them by using other radio channels. It only works to a point though since everyone is doing the same.

Pretty much there is not a lot of difference in cost between dual band and single band routers...unless $20 is a huge amount of money to you. Also if you buy 802.11ac you may get faster speeds but if you do not have a fast internet connection it may not really matter.
