Components for Specific Games

Background: I have a gaming computer build question with a twist. I am planning to build a modest gaming computer around an Intel i5 4690k CPU and using a standard 27" HD monitor. My game play, though, is limited to single player (no networking), mostly puzzle or adventure or indie games, but not action type shooters. (ex. Portal, Talos Principle, Swapper, etc.). I don't believe any of these are terribly graphics intensive but I also like X-Planes 10 and other simulators that are. Question: Will choosing a GPU centered around a GTX 970 instead of a GTX 960 offer significantly better play on flight simulators to make it worth the extra money ($130 more)? Is there anything else that would make a significant improvement for not a ridiculous amount more money (like SSD storage instead of HD)? I assume the i5 cpu/GTX 960 GPU combo will handle all the other games with ease. Thoughts? -and Thanks.

I hope 25 dollars is not a deal breaker but this one has a nicer cooler on it.
