Question CPU Change (BUDGET)

Hi all,

So I have between 250-300 quid to spend on upgrading my 10-year-old PC.

Although with the current set I'm capable of playing titles like Forza Horizon 4 on High/Ultra in 30-60FPS I'm really struggling to get better frame rate on games like ARMA 3 and EFT- I mean I literally get 20 fps max.

CPU AMD Phenom II 965 BE
GPU EVGA GTX960 4GB SSC
MB Asus M4A78LT-M LX
RAM 16GB (4x4GB) DDR3 Corsair Vengeance PRO 1600Mhz
Some crappy SSD off Ebay
PSU Corsair CX550

The New parts I'm considering (I want to stay with my current DDR3 ram)
CPU i7 4770K
MB Msi Z97-Gaming 5
SSD - some kingston?

If anyone could tell me or point me in the right direction here, my budget ranges from 250-300 quid. Tell me if I will be able to improve my FPS once I've replaced the CPU.
