cpu high temps

Hi, recently been having an issue with my cpu reaching temperatures of 70 when running an mmo called runescape on high settings. Now my build is the following Motherboard: Asus p8h77-i Graphics Card: Sapphire HD 7870 GHZ OC edition CPU:
Intel core i5-3570k RAM: Crucial BLS2CP4G3D1609DS1S00CEU Sport 8GB Kit (4GBx2),
Ballistix 240-pin DIMM, DDR3 PC3-12800 Hard Drive: Western Digital 1TB
Internal Hard Drive Power Supply: Silverstone Techstrider 4000w PSU Case:
Bitfenix Prodigy Mini-ITX case

to the best of my knowledge it should be able to handle the game without going above temperatures of 40. (I'm no computer expert and wont ever claim to be, I may of also put this together badly and not of applied the heatsink properly but I'm not sure and don't like touching my pc's hardware either). I'm also looking at getting a new motherboard and case, preferable one that isnt as wide as the current one and a regular sized motherboard that isn't too expensive, around £70-£80 or so. All help will be massively appreciated. Also I'm after a silent gaming keyboard and mouse if some kind person could help me out there aswell.
 
Normal DTS temperatures during gaming with an i5 is about ~74c and you are usually safe going a bit above that temperature so you are not doing any damage to the cpu.
However I do imagine runescape is not that much of a demanding game so I would suggest cleaning off any old thermal paste and reapplying the cpu cooler with new thermal paste or buying a new cooler.
 
yeah well I picked this build because I saw it was recommended by pc gamer but if it can hardly manage a game like runescape or a low spec game like risen 1 (it still reaches about 7 on there too) then I doubt it'll be any good for gaming whatsoever, even while just using fb it's on 40 so I'm slightly concerned is all. anyways, could somebody help me find a new motherboard, case and keyboard and mouse now please? :)
