[SOLVED] CPU or MOBO + CPU upgrade

So I have i5-4440 H81M-HDS 16GB 1600mhz GTX 1060 6gb and I got microsoft flight simulator 2020 and I had very bad performance on medium (13-30FPS) so I'm thinking about upgrading my CPU (cpu only I don't have enough for a cpu+mobo+ram upgrade) So should I get a i5-4690K(60$) or a Xeon e3 1231 v3 (70$) or some other CPU that I don't know about? (in that price range) I'm thinking of getting the xeon because it has hyperthreading and the 4690k doesn't have hyperthreading for some reason also my motherboard has non-z overclocking and my CPU runs at 54c..
Or the Xeon E5 1650 and it seems like a really good cpu for the price (80$ including the motherboard) what are your thoughts on it?

The xeon 1231 v3 is a good upgrade over that i5.

Multithreading will make a significant difference with Flight simulator.
Absolutely worth $70 if that's what you can get one for.
Sell your old i5 for $40 or so and you've barely spent anything.

Board will likely need a bios update to run it through remember.

just save up for a ryzen cpu,mobo and new ram,the gpu is good.Upgrading a old platform isnt worth it.Trust me,experienced it myself.
Give me a budget you want to spend on this new ryzen build.
I barely have money sooo like 80$? I know it's impossible I live in a 3rd world country so nothing "modern" is available with reasonable prices so like a ryzen 5 1600 is like 250 USD so yeah.. thanks for your answer tho

I have another question
Should I get the Xeon E5-1650 (6C-12T) and a lga 2011 motherboard for 80$ (paying 9$ more than the 1231-v3) it seems like a good CPU for it's price AND it's unlocked (I can also sell my motherboard + CPU and probably get more than 100$)

No, you're going back a generation then and if that board craps out you'll have a hard time replacing it.
The 1231 is a good buy at $70

Why would I have a hard time replacing it? there are a lot of sellers that sell boards like those where I live also they are new and if going back a generation gives me better performance then why not?
also if there's another xeon lga 2011 cpu that's as good if not better (22nm) just tell me about it
