I am building a gaming pc in the next 2 to 3 months. which should I buy a i5 6600k or a i7 6700(non k) the i7 6700k is a bit out of my price range. which is better a oc i5 or a non oc i7?

Go with the i5 OC'd, just be sure you have a good after market cooler.

Adding onto that the Xeon will be better for multi tasking
 


I'd get the i5 model the amount it cost between the i5 and the i7 isn't really worth the little increase in performance. Then put the money towards a better GPU or a SSD.
