CPU upgrade around $200

I have upgraded my computer's GPU from 470 to GTX 780, it drasticly improved the cooling problem as well improved the games FPS just.... so slightly.. I really like to make the games run faster and last place where I can think properly of upgrading is the CPU...

The GPU barely improved much in game wise... and I was told it would be the most noticeable improvement however is barely much will upgrading the cpu be the next thing to improve the game or it the ram?

or is the problem larger and lies in the motherboard?

Both of those chips I posted are LGA 1156 sockets. They'll work perfectly for what you already have. I snagged the socket from your CPU information.
