CPU usage 40%-100%

Hey guys,
My spec gtx970 i5 4690k 16gbram (I set most of high graphics when gaming, some parts are medium)

The usage of my cpu always around 80% sometimes get 90%+ when playing Just Cause 3.
However it's normal when playing cod black ops3, gtav, etc....(40%-60%)
What should I do with this problem? Should I replace my mobo? It's MSI B85M-E45. But i dont think that something wrong with my mobo since it runs good when playing other games.

It may be both Hardware/ Software related:

Hardware:

1. Inspect Thermal pasting,check and if required, re-apply between your Mobo and CPU chip, if using cooler, check and if required, re-apply thermal pasting for it again.

2. Check if your memory sticks are installed properly

Software:

1. Scan your system for virus, malware, adware, plugins with 2-3 different anti - virus, malware, adware.

2. Go to device manager and check if all the drivers are installed properly and are updated one's

3. Check if you have updated BIOS.

**Only issue, i see, with your mobo is that it will not help you with overclocking your CPU - you may rather go into your BIOS and disable turbo.

Pl revert and update.
