Current voltages and temp stock speeds no OC

Hi guys can somone tell me is this seems right.
Cpu is intel i5 4690k. Mobo asus z97-a
asus suite is showing my cpu temp at 34.0c with fan expert 3 at full speed this is with nothing else running apart from desktop.
if i set the fan expert 3 to auto the temp ends up being idle around 45 which i think is a bit to hot.

the cpu freq reads 3897.1mhz 99.9 x 39 (20.9 watts)
also should my voltages be reading this
Cpu Core Voltage 1.120v same on all cores :)
the +12v reads 12.288v

Bear in mind no overclock

When i used real temp program along with prime 95 highest reading was 70 deg at 100% .. 73 on core 2

i have 1 intake fan and an exhaust fan at rear the cpu fan is hyper 212

I am considering removing the cpu heatsink and cleaning then re-seating it with the paste again. but im not sure if i need to yet ?? any ideas

ok its just i thought that a 45 deg idle was a bit high only way i managed to get it down was to max out the fans but to have the fans at max is a bit noisy. so i set it back to auto and current idle temp sitting at 37 deg although the room is coolish with windows open and its night.

The reason i was thinking of reseating the fan was when i first installed it i did the diagonal screw thingy where each corner screw opposite until the screws sort of hit the bottom and wouldnt turn. however upon landing all 4 screws the heatsink twists fairly easly so i tried tightening up a little extra just with a pc screwdriver small hand one. one of the screws ended up turning but it wasnt the screw turning it was the bolt underneath that was turning with the screw .. lol i thought maybe this is what is causing the idle not to be sitting at 30 or below.

Any comments on the voltages? i plan to oc the cpu once my new psu comes. evga 805w g2
