Can I wipe the eMMc storage of my managed chromebook with a mangnet, so I can reinstall chromeos and unenroll the chromebook?

No. HDD's use magnetism, and doing that to a HDD would probably kill it rather than wipe it. EMMC's (and any SSD/Flash/RAM like method) uses electrical charge to hold data not magnetic domains.
