Dual Xeons for hybrid gaming/workstation?

So I was browsing pcpartpicker https://pcpartpicker.com/list/GDhtwV and I've came up with a dual Xeon build. But my question is would it be any good for gaming over other $200 cpus? Since both 6-Cores are also hyperthreaded i don't see why not to go for 12 cores for $160. But I also want a workstation mix so that I can do editing and modeling. Any thoughts and suggestions would be appreciated.

I used to have a dual hex core xeon setup, it was very very good as a workstation, for gaming you may not hit the high framerates of the higher clocked I7's. - Saying that, those cpu's have a turbo of 3.4ghz! (depending on which variant you go for) so should be pretty competent.. Mine was 2x E5-5645's which were locked at 2.4ghz (2.67 turbo) - so way slower.

For stuff like 3d modelling, video encoding and rendering, the shear number of cores will churn through the work very quickly.
