Far Cry 3 PC Crashes to desktop after leaving initial map area....

I purchased the game about a 2 weeks ago and realized that every time I try to leave the first map area, the game will crash to the desktop. I have contacted UBI tech support about this and started a ticket with them, but they have been NO HELP.
So far I have updated my graphics driver, tried playing using DX9 instead of DX11, reduced my graphics settings, and tried exiting the first map area in all directions. I havent tried uninstalling/reinstalling yet since I dont think I should have to. I have also checked the steam files to make sure they're all ok. Im at a loss!

I dont know what to do about this, I pretty much cant play the game past the first map area.

Any help would be really appreciated!!

Every other game I play works perfectly fine without any sort of graphical or performance issue, BF3, Skyrim, GW2, Rocksmith, Civ 5, CoD BO2

patch the game it was a known issue and was zero day patched.
install all the patches in order of release dont just pick the latest 1.

So you're saying they didnt include the patches in the version I got from Steam?? WTF! No suprise I guess, seems like something Ubi would do.
