FAR CRY 4 FPS constantly drops down (GTX 980)

Hello everyone! I'm getting depressed now. I feel like I am really close to play this game smooth 60fps but... there is a problem with my Far Cry 4 game. I couldn't find any thread with this problem.

Basicly the more (longer) I play, the worse fps gets. I start the game, running around in Banapur city with constant 60fps, no drops. Then I drive around the map for a while (2-3 minutes) and then when I return to Banapur city, fps drops down even to 48-50 on some locations in Banapur (where I had 60fps at the start of the game).
I won't restart the game every 5 minutes to play it constant 60fps, so I don't play it at all for now. I was hoping some update (1.6, 1.7, 1.8) will fix it, but it didn't.

Anyone knows how to fix this? I would really appreciate any help.

btw:
- I tried every possible fix I found (disable mip, prerendered frames, lowering details) with no luck
- i7-3820 @ 4.4GHz, 8GB RAM, GTX 980
- Nothing is overheating or underclocking

I once had similar problems playing wolfenstein. My page file memory would fill up instead of my RAM and this caused significant frames drops.

Did you monitor your memory and page files while playing ? trying to know from which hardware the problem comes would allow you to fix this faster.

This is only an idea, for the rest, i can really tell if the game decide to load too much of the map when you drive around and doesn't unload it when you leave an area. try checking if the game use constant amount of memory while roaming around the map.

I'm still on patch 1.7 because 1.8 did nothing for sp, and I didn't like that many were saying it drops performance.

Far Cry 4 generates tons of page faults, so it helps to have a large page file on a fast drive. Since that can add a lot of wear and tear on an SSD, I put a 15GB P: partition on my new WD Black 1TB. Being on the edge of the platter it's very fast (180Mb/s in DxTory).

If you have a fast HDD and it already has a fair amount of files on it, you can use a partitioning tool to place a partition on the edge of the platter where speed is optimal. I used Partition Wizard.

All the tweaks mentioned for Far Cry 4 though will at best smooth out performance some. Often times people on high end GPUs assume they're going to be able to maintain a solid 60 FPS on every game, but that's just not the reality.

What we're dealing with here is a combination of the Dunia engine being very inefficient at streaming textures, and Far Cry 4 PC being poorly ported.
