Avarice Totem -
Artifact
: Exchange control of Avarice Totem and target nonland permanent.
Souls and steel, the essence of Mirrodin. Memnach lacks one, but has an
abundance of the other.

What happens if i use the exchange ability to exchange avarice totem with a
permanent my opponent controls and then in response sacrifice avarice totem?

Exchange
A spell or ability may instruct two players to exchange something (for example,
life totals or control of two permanents) as part of its resolution. When such
a spell or ability resolves, if it can't exchange the chosen things, it has no
effect on them.
Example: If a spell attempts to exchange control of two target creatures but
one of those creatures is destroyed before the spell resolves, the spell does
nothing to the other creature. Or if a spell attempts to exchange control of
two target creatures but both of those creatures are controlled by the same
player, the spell does nothing to the two creatures.

The exchange fails to occur: an exchange cannot happen unless both items
to be exchanged are available.

Haven't seen this card anywhere. Assuming there's a card with this wording
(some of which is missing, apparently an activation cost):

Then the exchange cannot take place later. If either thing to be exchanged is
missing when the exchange would happen, the exchange can't happen. ("Exchange",
Glossary)

So no, this is not a trick that lets you gain control of the target permanent
without giving someone else the Avarice Totem.
