Build Advice First PC build. Would appreciate advice

So this is my first time building a PC so any advice or suggestions would be helpful. The PC will be used for both gaming and school work: CAD, programming, etc. Currently my main concern is whether the cpu cooler I've chosen will be powerful enough and whether everything will be able to fit in the case. Also, I already have a 2Tb Samsung 970 Evo Pro ssd and I'll be using my old PC's monitor for the next couple months until I save up enough for a newer one.

Keeping this under $1500 is a must and preferably around the $1250.

I would consider a beefier cooler for that 12700K. Check dimensions on the case, but the NH9 barely keeps my 11600K tamed. It will not be up to the task.
Budget-wise, I might be tempted to try the Assassin cooler than has had such great review performance of late.

Is the GTX 4070 better than RX 6800?
Better drivers, DLSS3, lower power consumption goes to Nvidia. In raster those cards are dead even.

I currently have a RTX 2070 and the vast majority of games I'm playing run pretty smoothly so I guess I feel like the extra 20FPS isnt worth an extra $100

the 12th gen is a bit slow compared to ryzen 5000.
