FPS drop in games - - - need SERIOUS help!

here are my specs:
intel 2.67ghz
AMD HD7870 2gb vid card
12 gb RAM

PROBLEM: it concerns 3 games: Shadow of Mordor, Alien isolation and Dark Souls 2.
so I had all 3 installed and tested them with FRAPS and this is what they run at:Alien=60 FPS, DS2=60 FPS, Mordor=50-60 FPS.

everything was fine until I decided to check for a video driver update; I used AMD's automatic driver downloader. updated video driver.

NOW things get crazy. I was playing Mordor (without FRAPS) and noticed it would start to slow down, and it one point came to a major slowdown, which would fix itself after a moment. so I decided to check with FRAPS what was going on.
Mordor would start at 60 FPS and while playing would drop down to 30+ FPS, and then at certain points would stop to a crawl at 15+ FPS!
Next I tested Alien. starts off at 60 FPS but after a few mins would drop down to 40+ FPS.
DS2 next. REMAINS AT A CONSTANT 60 FPS NO MATTER WHAT!

So, what the heck is going on?? I can recall that the only thing I did was install the new driver.

So I rolled back a driver and also used GURU 3D's Driver Cleaner.
Same problem. I rolled back another driver, clean, repeat for several drivers.
All the same.

I *know* this has to be some driver issue because I hadn't done anything to my system besides the update.

I DON'T understand WHY this is happening. I was very careful in removing the driver , cleaning, then installing the next one, repeat,repeat,repeat..
I also don't understand why DS2 remains at 60 FPS while the other 2 games are affected.

I've tried everything I can think of and nothing works. Am I missing something else? I want to get this fixed because 1) it's driving me crazy and 2) I want my system at top shape for when I buy Dragon Age.

I don't believe it has anything to do with my specs, because like I said they were all running great at top FPS before I did the update. And yes I removed that stupid RAptr program that gets installed from AMD drivers.

SOMEONE PLEASE HELP!!! I've tried everything I can!!

I have a similar problem to you too.
Shadow of Mordor, Alien isolation and borderlands pre sequal all giving me major lag issues and my rig is:

Processor (CPU) Intel® Core™i7 Quad Core Processor i7-4790k (4.0GHz) 8MB Cache
Motherboard Gigabyte Z97X Gaming 3
Memory (RAM) 32GB KINGSTON HYPER-X BEAST DUAL-DDR3 2133MHz X.M.P (4 x
8GB KIT)
Graphics Card 3GB NVIDIA GEFORCE GTX 780
1st Hard Disk 1TB Samsung 840 EVO SSD, SATA 6Gb/s (upto 540MB/sR | 520MB/sW)

From what I can see both of our PC's should be running quite happily with the games listed above.
The lag I get does not always happen but it does occur about 80% of the time and I cant see what is happening.
I have up to date graphic drivers too.
 




I have. that's what I said in my post. I went as far back as 3 drivers backwards. nothing has worked. I *might* try to go back farther than that, but it wouldn't make any sense, because just before I did the update I know that I was on the driver just before it. And I've already rolled back to that one and it didn't work.


Is there some kind of program I can use to find and solve the problem?
