Fps low on new PC

Hello people, i've had my pc for about 8 months now, and 3 weeks ago i started getting low FPS.
I used to run Battlefield 4 with 60-80 Fps, but now i get max 30. Cs:go i ran with 280 fps solid, but now it jumps from 100-200 like crazy. And that makes it laggy as hell.

These are my specs:
Cpu: Intel i5 4690K, 1.5ghz.
Asus Z97 Motherboard
Ssd 120GB Kingston V300
1000gb Sata6g 7200RPM
8GB Ram 2400MHZ Kingston
Gtx 780 3gb DDR5 Graphic card."Ultra silent"
Windows 8.1

I think these were all of them, not really a PC geek. So i don't know much about it.
I'd like to know why this has happened, and it really annoys me.

You likely have CPU overheating issue, sir. Especially if you are overclocking, stock coolers should not be used on 4690K CPUs. But even if you are not, dust can clog the heatsink, and you get overheating. Overheated CPU drops its frequency, so you get low FPS.

To check temps, download Open HW Monitor and run it in backround while playing. report back max temperatures for both CPU and GPU.



Solutions:

1) You can try cleaning the heatsink, as well as removing it and replacing thermal paste.

2) Get a decent cooler like Cooler Master Hyper 212 EVO.
