Fps problem on high end pc need Help And fast

i have i5-6600k gtx 1080 16gb ddr4 fury ram and gigabyte z170 gaming k3 and i have alot of fps issues And fps is very low for These parts in everygame example csgo 100-150fps and its not steady at all... temps are cpu 30-44 and gpu 30-50 and vsync is off all the time.

Thats not lag? Your systems probably sees that game as not demanding and down-clocks the GPU to save power your probably running at around idle core clocks for that game. Down load MSI afterburner and you can monitor GPU usage etc with it and see if the core clock of your GPU is lower then reference.

coreclock is +0 and gpu is around 1600mhz when playing something because of gigabytes softrware. i have tryed almost everything but i could still use some tips and tricks to see if they help
