[SOLVED] Friend's first build

Homie is motivated to get his first PC build and I'm very fortunate to be involved in his first journey.
That being said, I do need help with a build list.

As of right now, he would like to stream with this PC. That's his main goal.
Don't know what type of games he would be playing, but for sure it will be his second run of Cyberpunk 2077 since he played it first on PS4. And hopefully I can get him to play Age of Empires 4.
He was able to get an RTX 3070 with me when we camped all day and night to get one so that's a plus.
He's left with $750 remaining. He's aware that he's short with $500-$600 and if he can't build one by the end of the year, he's just gonna get a PS5 and I definitely won't want that.
Homie is a huge fan of Corsair, but that kind of list can be too expensive. A more affordable budget list will help a lot as long as he can stream is what he's more concerned.

For $750 you could get some serious stuff.
Since he has a 3070, he can use NVENC to stream, which puts all the load on the GPU.

This will for sure allow him to play all the game's and stream them.
Assuming he is gaming at 1080p, the 3070 will have no problems.
A good 750W Gold PSU will for sure have no problem's powering the system.
The 10400F will allow you to play everything, while being a good pair with the 3070.
6 cores and 12 threads will last you long, especially if his main goal is gaming/streaming.
The motherboard can handle even better cpu's, if he desire's to upgrade to one later on. Has solid VRM's, modern features and will work flawlesy with the cpu.
Classic 2x8gb 3200mhz ram, nothing special there.
The case comes with 1 rear exhaust and 2 front intake fans, which is really good for this price. It has cutouts on the front which allow air to come in the case.
For $50 more i would get this cooler, which would cooler the cpu better than the stock one while staying silent:
