Games lagging even though I pass minimum requirement.

Hi,

I recently installed FIFA 14 on my computer. The game runs smooth on normal settings. But a few days ago, the game start to lag every now and then. I'm pretty sure that my specs are good enough to run the game. I even try to change the graphic to the lowest but the lagging still exist.

Here are my specs:

Processor: AMD Athlon(tm) II X3 455 Processor
Motherboard: Asus M5A78L-M LX
Graphic Card: AMD Radeon HD 6850 1GB DDR5
RAM: 8GB DDR3

Oh and 2 days ago I installed Call of Duty Ghosts on my pc. At first, I played it on medium setting but the game sometimes lag and crashed suddenly. Sometimes the graphic driver stop responding but ok after a few second. Then I changed to lowest setting. But the lagging and crashes still exist. (I'm not sure the game itself is currently having bugs or the problems comes from my computer.)

My friend said that maybe it was something with my hardware but he's not so sure.

Is it my hardware? Do I need to change my cpu or graphic card?

I really need help or advice because I'm fairly new to this.
 
check to see if the cpu/gpu is running hot. if the rig is full of dust the gpu will overheat and crash or slow down. also use a program like msi afterburner turn the fan speed up and see if the game will game better. also watch your gpu temps. hardware monitor will do both gpu and cpu temps for you.
 




Already wipe the dust on my gpu before. Btw, I checked my temp when I play the game, the gpu temp is only around 40-70.
But I found this confusing. Here is a picture of it.

is that normal for motherboard temp on 'TMPIN2' to reach up to 100?
 
it is probably just a false reading, either the software is misintrepeting some sensor or there isn't actually a sensor on it (so there is a bus/registry entry for a sensor in the chipset but the sensor itself is missing for whatever budget reasons).
If it is constantly stuck I would not worry about it.
Also the voltages are all over the place, also false readings, if the voltages were so messed up the system wouldn't even run...
 




are there any other reliable software that i can use to check for hardware problems? because i'm still having the lag issues and i prefer not to spend money on just 'to do a checkup' on my pc since at my area they charge pretty expensive for service.
