Recently I built a new gaming rig, my specs are:
Intel Core i5-4670K Processor:
Corsair H80i CPU Cooler:
Gigabyte GA-Z87X-UD3H Motherboard:
EVGA GeForce GTX 770 Graphics Card:
8GB Corsair Vengeance DDR3 Memory:
120GB Samsung 840 Series SSD:
1TB Western Digital Caviar Black Hard Drive: h
750W Corsair TX750M Power Supply:

The computer is pretty high-end, as you can tell. I am also running Windows 8.1 as the OS. I instaleld 3 games so far to test the performance: CSGO, Borderlands 2, and Metro: Last Light. All the games run smoothly at 60+ FPS for a minute or two before starting to stutter and lag severely, more and more as i keep playing. I was confused, as I knew the hardware COULD run the games without a problem, on all max settings. At first I thought it was my CPU or GPU overheating, however i installed MSI Afterburner to monitor that stuff, and the readings show normal. For now I am using a the 120 GB SSD as teh hard drive since my 1 tb didnt arrive yet, so i am confused as to why my games lag, seemingly without any obvious reasons. Please dont respond, "update you GPU drivers" or "check for malware", the pc is brand new, i already know that. However i would like a link to a site to update motherboard drives if that may be the case to why my PC lags so much. Thanks.

the PC is brand new, i have the latest windows 8.1 updates installed

Oh i forgot your bios may be out of date i took the liberty in looking for your motherboard's bios updates here
http://www.gigabyte.com/products/product-page.aspx?pid=4481#bios
That's the bios updates for your current motherboard and i happened to notice the description in one of the bios updates which is "Support New 4th Generation Intel Core Processors"
if you have an earlier version of bios that might cause problems as your Intel Core i5 4670K is a 4th gen processor you might need a usb to flash your motherboard to update the bios i take it you might already know how to do that?

yes all of my software is up to date, and tahnks for looking for the BIOS updates. I installed the 1 tb HDD and the games still lag, so im sure its GPU related. Im not familiar with "flashhing" my mohterboard, what is it used for and hwo do i do it? thanks.

have a look at this http://www.gigabyte.com/webpage/20/HowToReflashBIOS.html
that should help you.
The way i did it was get the flash utility and put it on a usb and the bios update also then reboot your PC then go to the bio's and there should be a utility section and there should be something called flash bios or something like that open it browse for the bios update file and update using the utility.
word of warning when updating the bios DO NOT TURN OFF THE PC OR RESET IT WHILE IT IS UPDATING THIS CAN CAUSE THE MOTHERBOARD TO BRICK MAKING IT USELESS.
Good luck.
