GeForce 9800GTX+ OC Edition and COD BlackOps Lag?

Hello I have the Following Rig (As can bee seen in the signature) and I have Just got my self a new card . i.e , BFG Tech GeForce 9800GTX+ OC Edition , I know Its a pretty outdated card at the moment but here's the deal , I am running MW1 MW2 MW3 All maxed out with constant 60+ FPS @ 1440x900 resolution on a 60Hz LCD , I have to enable V-sync to remove screen tearing.
I Just bought a copy of Call of Duty BlackOps and I get weird lag spikes or simply irregular lag in all missions , at max settings my FPS stays above 60 Frames , and I get the LAG or LAG SPIKES without Frame drop , I have no idea what's going on , Sometimes it is real smooth for a couple seconds , then this happens , and the more weird things is that even If I turn settings to all low and 800x600 Resolution , I still get these Irregular , too often , Lag Spikes without framedrop.
Any Ideas? I really want to Play COD BO [ I Love the blood on AI 😀 and Body Deformation]
Please Help If you can

Had the same problem with my old dual core e7400 2.8 GHZ

The game is BADLY OPTIMIZED and CPU intensive, and even for me change in settings made no difference.
The only Solution right now is to UPDATE THE GAME [Assuming u have the latest drivers].

With my new APU , the game didnt lag much.

But on the contrary , COD BO II is just as well optimized , [Cause Treyach learned from COD BO I]
and would run on smooth 60 on med-high settings on my OLD Core2Duo and HD 6570.

I would suggest u pick up COD BO II , cause in my opinion , its a much better game , will run very smooth and beats ALL FPS SHOOTERS out there ,
(Except BF3 & BF4 OFC 😛 )

Hmmm , Thanks for the Answer mate , I was thinking the same , another badly optimized game.

Update : I have Updated the game to Patch 6 , Now getting 80FPS with all maxed out.
