GPU Usage dropping while gaming

i'm having issues with my GPU lately. After I gamed for 5 minutes, the FPS drops very much. I checked my GPU usage in MSI Afterburner, and its bouncing from 98% to 1%. It's especially with BF4, BF3 and Watch_Dogs. I've downloaded the latest drivers and my temperatures are normal as well, so I don't know why it's dropping.

My System:
GTX 770 Twin Frozr 2 GB
AMD Black Edition FX 8320
8 GB RAM
750 W PSU

Not the latest. It started with BF4 a couple of months ago. After it began, I cleaned my pc and unparked my CPU cores, but it didn't work. should I try download an old driver for my GPU?

No you don't need to try any later drivers. Make sure your GPU is seated properly.

everything is seated properly. the lag only happens when my GPU usage is very high. other games like borderlands 2 run well, without lag spikes. the gpu usage in borderlands 2 is around 75%

i think gpu is ok but what is the cpu usage may be its bottlenecking gtx770 is pretty good gpu
