Great specs with alot of lag while gaming

Hello I'm seeking help because I'm getting a lot of lag In games like minecraft, grand theft auto 5, sonic generations, and call of duty advanced warfare even on lowered settings and I can't seem to figure out why

Pc specs:
Intel core i5 4690k
NVIDA gtx 970
16 gb of corsair vengace ram
250 gb Kingston ssd
2tb western digital hdd
750 watt psu
Msi b85M gaming motherboard

Any help would be greatly appreciated

Drivers updated? That seems to be the only thing slowing you down here, either than or a hardware fault.
